We'll explain how the Massachusetts Affordable Homes Act and your town's bylaws apply, review design options, and give you a general timeline and budget range. We can meet at your property, in our office, or virtually.
Is there a fee for an initial consultation?
The first conversation is free. We provide preliminary plans and estimates in good faith as our cost of doing business — not as a separate billable phase — so you can make an informed decision before committing.
How long does the planning and permitting process take?
It varies by town and project complexity. Design typically takes a few weeks, and permitting can add several more depending on local review. We'll give you a specific timeline during your consultation.
Are there financing options for ADU projects?
While we don't lend directly, we can point you toward local Cape Cod lenders with ADU-specific products — and some count projected rental income toward qualifying. Many owners find ADU rental income helps offset the payments. We recommend confirming details with your own financial and tax advisors.
What areas of Cape Cod do you serve?
We specialize in the eight Lower Cape towns: Eastham, Wellfleet, Truro, Provincetown, Orleans, Brewster, Chatham, and Harwich. If you're elsewhere on the Cape, reach out and we'll talk through your project.
